The workings of the neighbourhood make those credentials easier to understand. Solar panels are incorporated into the homes and parking rooftops, while low-flow fittings are designed to consume 40 per cent less water. Waste is separated at source, with more than 85 per cent intended to be diverted from landfill, and wastewater is treated before being reused for irrigation. Smart systems reduce the water required across productive planting areas.
Cars, meanwhile, remain outside the residential clusters. The spaces within are given over to pedestrians and cyclists, with shared electric buggies and EV charging supporting movement elsewhere. A central green spine runs through the community, joined by biodomes and pocket gardens where food can be grown locally.
With handover scheduled for December 2026, The Sustainable City brings energy, water, waste, transport and planting into the same residential plan. Bashayer carries the sequence into 2030. Its four- and five-bedroom villas are due in the first quarter, followed in the second by apartments, townhomes and penthouses along the island’s northern waterfront. Abu Dhabi Sotheby’s International Realty represents Bashayer Residences, which includes one- to three-bedroom apartments, two- and four-bedroom townhouses and penthouses.
Hudayriyat Golf Estates extends the residential programme to August 2030. Launched in July 2026, the gated development places townhomes, villas and mansions around a 95-hectare golf course. Within days, 1,700 residences generated more than AED 13 billion in sales, which Modon described as the highest publicly recorded sales value for a single residential project launch in the UAE.
The delivery sequence is central to Hudayriyat’s investment case. The floodlit back nine extends play into the evening, while dining, fitness and resort facilities broaden the club’s role beyond the round.

A golf address in Abu Dhabi can mean quite different things depending on how closely the course is woven into residential life. At Yas Acres, homes were planned around a nine-hole course; on Saadiyat Island, established villas sit near the Gary Player-designed Saadiyat Beach Golf Club; Hudayriyat Golf Estates, meanwhile, is being developed around a new 95-hectare championship course.

Hudayriyat’s shoreline is increasingly being used beyond daylight hours, with night swimming becoming part of the island’s expanding coastal programme. Marsana East Night Beach opened at the beginning of July 2025 with approximately 140 metres of illuminated shoreline for evening swimming. By August, a further 120 metres had been brought into use, extending the swimming area to 260 metres, with additional lighting, lifeguards and security staff. It remains a relatively short stretch of Hudayriyat’s planned coastline, but the change extends the hours in which residents and visitors can make practical use of the shore.

During the hottest months, daytime swimming is not always easy to fit around ordinary routines. At Marsana East, supervised evening access allows families and swimmers to arrive after sunset. As Hudayriyat’s residential neighbourhoods develop, these longer hours will help make the coast a practical part of life after work and school.

The 2026 Marsana Sundowners programme gives the night beach a more social character at weekends. From 3 July to 27 September, Marsana East is programmed from 7pm until midnight every Friday, Saturday and Sunday. Live DJs appear on Fridays and Saturdays, roaming performers join the Saturday programme, and themed evenings run across the season. It is a public, ticketed event rather than a private beach-club calendar, but the format is closer to a beachside lounge than a conventional evening-swimming session.
East Beach has been equipped for people to remain beside the water for several hours. Sun loungers and umbrellas are provided, together with complimentary towels and individual beach coolers stocked with bottled water. Food and drink can be ordered on demand, allowing a swim, supper and an evening with friends to be arranged without leaving the shore. Individually, these may be modest details; together, they bring the ease expected of a well-served coastal setting.
For residents, the programme also establishes a useful weekly pattern. Friday and Saturday are the livelier nights, while Monday to Thursday retain swimming until 10pm without the scheduled Sundowners programme. Households can therefore choose between an animated waterfront evening and a quieter visit. Marsana’s appeal broadens after dark, serving swimmers, dinner guests and those who simply wish to remain by the sea once the sun has gone down.

Marsana East forms part of a broader waterfront destination. Restaurants, cafés, play areas, and sports facilities are within easy reach of the beach, while the marina provides 40 berths for vessels up to 45 feet. An evening can therefore unfold in one place, with swimming followed by a walk along the promenade or dinner beside the water.
For families, this concentration offers a useful degree of flexibility. Young and old alike can divide their time between the beach, play areas and restaurants without making repeated journeys across the island. Guests arriving by boat may also step ashore for lunch or dinner before returning to the water. 
Marsana is one part of Hudayriyat, not the complete picture of the island. Established destinations elsewhere include 321 Sports, Circuit X, Trail X, Bab Al Nojoum and Surf Abu Dhabi, each contributing to a wider programme centred on sport, the coast and time spent outdoors.

<h2 id="h.mjinmkm6uck0" class="c6">An Island Organised Around Movement</h2>
<a href="https://abudhabi-sothebysrealty.ae/en/the-journal/things-to-do-on-hudayriyat-island" rel="noopener">Hudayriyat’s</a> published masterplan spans more than 51 million square metres. At completion, it is intended to add 53.5 kilometres of coastline, including 16 kilometres of beaches. A 220-kilometre cycling network and an urban park covering more than 2.25 million square metres also belong to the completed plan.
Those figures should be distinguished from what can be used today. Purpose-built cycling loops of between one and 10 kilometres are already open, while Trail X provides a further 15 kilometres of mountain-biking routes. Surf Abu Dhabi is also operating, with controlled waves created through Kelly Slater Wave Company technology for first-time surfers and experienced riders alike. In February 2025, it hosted the second event of the World Surf League Championship Tour.
Velodrome Abu Dhabi is among the island’s forthcoming additions and is expected to open soon. It will contain the region’s first UCI Category 1 indoor cycling track, suitable for international championships. A rooftop track will be connected to ground level by a 600-metre cycling ramp winding around the building, with views across Hudayriyat and the Abu Dhabi skyline. 
For households with serious sporting interests, the advantage is access to specialist venues beyond the community gates, rather than relying solely on the usual residents’ gym and pool. Marsana East adds supervised swimming after dark to the island’s purpose-built sporting facilities.

Hudayriyat’s homes are divided among distinct communities rather than set in a continuous line beside Marsana. Between the East and West Hills, gated Nawayef Village contains 378 three- to five-bedroom townhouses and twin villas. Al Naseem offers four- to six-bedroom detached villas on private plots, while Wadeem comprises more than 1,700 plots for individually designed four- to six-bedroom homes. Nawayef Village and Al Naseem are offered freehold to buyers of all nationalities, and Wadeem plot sales are likewise open to all nationalities.
Proximity to Marsana varies considerably. The beach may be within easy reach without being visible from the property, while homes farther from the public waterfront may offer greater separation from evening footfall and weekend events. Orientation, access roads and the position of each plot therefore matter as much as the community name.
A family planning frequent evenings at the beach, restaurants and sports venues may favour a home close by. Another household may place greater value on privacy and a quieter approach. Routes for family members, guests, staff and service vehicles should be considered separately, together with parking and the distance from the community gate to the waterfront.
Marsana is already open, allowing these practical details to be judged before the residential programme is complete. Visiting on a weekday, at the weekend and during an event reveals the traffic, promenade activity and actual journey between a particular neighbourhood and the shore.

Mondrian Abu Dhabi: Between Downtown and the Islands

Mondrian Abu Dhabi occupies a particularly revealing position beside the canal, facing Al Reem and Al Maryah islands with downtown behind it. The setting reflects the capital’s growth, placing the hotel between its established centre and two island districts that now play an increasingly important role in its residential and financial life. 

Although it will be Mondrian’s first hotel in the UAE, the brand is not new to the Gulf. Mondrian Doha opened in 2017 with exuberant interiors by Marcel Wanders; the Abu Dhabi property takes a more restrained course under Tristan du Plessis. That contrast is instructive. Mondrian does not impose one house style, but appoints different designers to interpret the character and social habits of each city.

<h2 id="h.tqxn8qth83ul" class="c4">A Hotel at the City’s Hinge</h2>
Current plans comprise 210 rooms and suites across 15 floors, all with city or waterfront views. An earlier Ennismore announcement also included 80 serviced apartments. Conventional rooms accommodate the brief visit; apartments answer the less tidy reality of modern travel –project work, relocations and stays measured in weeks rather than weekends.
The address supports both. The Corniche and Abu Dhabi Mall belong to the established centre, while The Galleria and the commercial towers of Al Maryah lie across the water. Sorbonne University Abu Dhabi is on Al Reem. Since Abu Dhabi Global Market expanded to include both <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/al-maryah-island" rel="noopener">Al Maryah</a> and <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/living-on-al-reem-island" rel="noopener">Al Reem</a>, the two islands have formed a 14.38-million-square-metre international financial district. Mondrian will overlook a working part of the capital, not a waterfront composed solely for leisure.
The mix of guests will change throughout the day. At breakfast, apartment residents may sit beside business travellers; by lunchtime, local diners will join them, and the mood will shift again in the evening. A well-run city hotel takes these changes in its stride, allowing each group to feel equally at ease.

<h2 id="h.1f9jsgvbxd4o" class="c4">What the Mondrian Name Implies</h2>
Mondrian belongs to Ennismore, the lifestyle-hospitality company formed as a joint venture with Accor in 2021. Its hotels share an emphasis on art, restaurants and public programming, but are not intended to resemble one another room for room. Mondrian Doha has Marcel Wanders’s fantastical interiors; in Hong Kong, local art, performance and a public exhibition space connect the hotel with Tsim Sha Tsui.
The distinction is worth keeping in mind. A lifestyle hotel can easily become a set of recognisable gestures– dramatic lights, saturated colour, a rooftop bar–repeated from one city to the next. The better examples treat the brand as a framework rather than a decorating manual. They account for local light, habits and the pace at which people occupy a room.
Tristan du Plessis has designed the Abu Dhabi interiors. Published images show curved furniture, large mirrors, geometric pattern and sculptural lighting, with stronger colour reserved for particular rooms and objects. A fuchsia meeting room sits at one end of the spectrum; the bedrooms shown by Mondrian are calmer, using cream, blue and softened pink. Guests may enjoy exuberance over dinner, but a bedroom must survive daylight, jet lag and a suitcase left open for a fortnight.

<h2 id="h.tm14saqjkjwd" class="c4">Design at Two Speeds</h2>
Scale makes Du Plessis’s brief more demanding. The 210 rooms, six dining venues, ballroom, four meeting rooms, children’s club, retail space and serviced apartments must all work within the same building. When the hotel is busy, routes need to be easy to follow, noise kept in check and private areas protected from the movement created by restaurants and events. These practical matters will count every bit as much as the more striking pieces of furniture and lighting.
This becomes especially important in the serviced apartments. A weekend guest may overlook limited storage or awkward lighting, but someone staying for several weeks will live with such details day in, day out. Luggage needs a proper place, rooms must work from breakfast onwards, and residents should be able to reach the gym or a meeting without crossing a crowded function. Colour may catch the eye, but these quieter decisions determine how comfortably the building is used.
Water adds another dimension. The roofdeck pool offers height and a broad outlook, while the Crystal Lagoon is planned as a more expansive poolside setting edged by lounges and daybeds. It is an unusual combination for a hotel in central Abu Dhabi, allowing guests to spend time beside the water while the canal and the city remain close at hand.

<h2 id="h.ado2wks3b89i" class="c4">Restaurants Before Room Keys</h2>
Six restaurants and bars are planned, with Fi’lia the first to be described in detail. The Italian restaurant is built around recipes passed through three generations of women, moving from nonna and traditional cooking to mamma and figlia, who bring increasingly contemporary interpretations. Mediterranean influences will also run through the menu.
For hotel restaurants, overnight guests provide one audience, but returning local diners give them staying power. A busy Friday evening is one thing; weekday lunches and regular bookings are the bread and butter of a dining room that works throughout the year. 
The other five concepts have yet to be presented in comparable detail. Their success will depend on how well they divide the day. Morning coffee, business lunch, dinner and late-evening drinks each require a different pace and atmosphere. If that balance is handled well, the hotel can remain active from breakfast until late without its venues competing for the same occasion.

<h2 id="h.x96095s3cbdz" class="c4">A Hotel Still Taking Shape</h2>
The spa, gym, rooftop pool and lagoon will sit alongside a ballroom, meeting rooms and a children’s club. For longer-stay residents, these facilities should make daily life easier, while local visitors will be able to use the restaurants, spa and event spaces without booking a room. 
This broad programme comes as Abu Dhabi prepares to expand its hotel supply from 34,000 rooms in 2023 to 52,000 by 2030. Within that growth, Mondrian brings a more urban and visually expressive kind of hotel, placed in the city centre rather than within a self-contained coastal resort.
The Mondrian name has an artistic history of its own. The first hotel to bear it opened in Los Angeles in 1984 as a tribute to Dutch painter Piet Mondrian, with a nine-storey façade carrying Yaacov Agam’s L’Hommage à Mondrian. The Abu Dhabi hotel does not reproduce the painter’s familiar red, blue and yellow grid. Instead, Tristan du Plessis uses geometry, mirrors and carefully placed colour more loosely, allowing the artistic connection to remain in the background rather than turning the interiors into a literal homage. 
More than four decades after that Los Angeles debut, Mondrian Abu Dhabi takes its cue from the capital itself, adapting the brand’s artistic roots to the practical rhythms of city life.

For all the attention given to Yas Island’s circuit, theme parks and concert venues, its northern shore follows a different rhythm. Fairways, waterways and low-rise homes shape Yas Acres, a 280-hectare residential community developed by Aldar. Here, much of the working week can be organised around the school journey, the golf course, gardens and country club, all within close reach of home.

By the time The Orchids launched in June 2026, Yas Acres was already a functioning community. Residents had settled across its earlier neighbourhoods, while Yas Acres Golf &amp; Country Club had been part of local life since 2021. The newest homes are therefore being added to a place whose landscaping, facilities and daily routines can already be experienced first-hand.

Ferrari World Abu Dhabi, <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/warner-bros-world-abu-dhabi" rel="noopener">Warner Bros</a>. World Abu Dhabi, SeaWorld Abu Dhabi, Yas Waterworld and Yas <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/yas-marina-circuit" rel="noopener">Marina Circuit</a> are the best known of the crop, drawing visitors from across the UAE and beyond.
Despite these strong connections with large-scale entertainment, Yas Acres feels markedly more residential. Towards the island’s northern edge, villas and townhouses are arranged around the golf course, landscaped parks and open spaces, set apart from the busiest visitor areas.
The position also lends itself to the journeys that shape the working week. Zayed International Airport is around 15 minutes away by car, depending on traffic, while Noya British School and Yas American Academy are among the nearby educational options. <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/saadiyat-island-attractions-and-activities" rel="noopener">Saadiyat Island</a> and central Abu Dhabi remain within reach for offices, schools, museums and evenings in the city.

As the island’s entertainment offer grows, the distinction offered by Yas Acres becomes more pronounced: the attractions remain close at hand, but they do not form the centre of everyday life.

Golf gives the masterplan its structure while preserving a sizeable expanse of open land. Designed by Fry/Straka, Yas Acres Golf Course extends across 130 acres, with nine holes played over 3,700 yards. Defined by a low, meandering ridgeline, the floodlit, par-36 layout makes excellent use of the natural terrain. Long holes, pronounced contours and large bunkers test a golfer’s mettle, while a lake and stream system brings water into play on four holes and supports areas of native desert planting.
Although Yas Acres and Yas Links both belong to the island, their roles are quite different. The Kyle Phillips-designed Yas Links occupies the western shoreline and follows an 18-hole links format. Yas Acres was conceived for a residential community, and its shorter course is particularly well suited to that purpose. A round can fit comfortably into a morning or late afternoon without taking over the day, while floodlighting allows play once the strongest heat has passed.
In 2024, Yas Acres Golf &amp; Country Club was named the World’s Best Nine-Hole Golf Course at the World Golf Awards. For residents, however, the course matters regardless of the scorecard. Fairways and water open up longer vistas between parts of the estate, preserve space within the masterplan and provide a green centre that would be difficult to reproduce in a more densely built neighbourhood.
So closely is the course woven into community life that its benefits extend to households in which nobody plays. Beyond the fairways, the country club accommodates golf practice and coaching alongside swimming pools, a gym, padel courts, children’s activities and several places to eat. It is the sort of club where a morning round can roll into lunch on the terrace, a swim or an evening meal close to home.

Yas Acres has grown through a succession of neighbourhoods, each broadening the choice of homes. Across The Cedars, The Magnolias and The Dahlias, the range extends from three- and four-bedroom townhouses to duplexes and sizeable villas with as many as six bedrooms.
That breadth becomes more useful as family circumstances change. A townhouse may suit a smaller household or serve as a base for part of the year, while a detached villa provides greater separation, private garden space and staff accommodation. The largest houses can accommodate several generations under one roof, allowing a family to remain within the same community as its needs develop.
Studies, family rooms, maid’s rooms and storage sit alongside the principal reception spaces in many layouts. These are seldom the rooms that define a viewing, yet they often determine how comfortably a house functions after the first impression has passed. For a family moving between countries—or one accustomed to hosting relatives for extended periods—the division between formal, family and service areas can matter as much as overall floor area.
Defined by contemporary, low-rise architecture, the neighbourhoods vary in detail from one phase to another. Deep-set openings, covered terraces and garden walls temper broad areas of glazing, while reception rooms frequently look towards private gardens or, where the plot permits, the fairways.
The relationship between house and land is the more telling distinction. Golf frontage may bring a longer outlook, though orientation, neighbouring windows, road position and planting continue to shape privacy. Water enters the wider masterplan through lakes, streams and canal-side areas, but direct frontage and water views belong to particular plots rather than every home.

The Orchids is the latest gated neighbourhood within Yas Acres. Its 217-home plan ranges from two- and three-bedroom townhouses to three-, four- and five-bedroom villas. The initial phase comprised townhouses, with 20 larger villas forming a later release. Private gardens continue the emphasis on houses intended for regular family use.
At the heart of the neighbourhood will be a 500-square-metre community club containing a gym, multipurpose hall and shared rooms. A central park, sports courts, landscaped open spaces and separate swimming pools for adults and children complete the immediate provision.
Buying into a new phase generally asks the owner to imagine a future setting from plans and renderings. The Orchids differs in one important respect. Although the homes themselves remain tied to a construction timetable, the wider community can already be judged as it stands.
The maturity of the landscaping, condition of the public areas, distances between neighbourhoods and everyday use of the country club are all visible. This established setting provides useful context, though the position, outlook and privacy of each new home still depend on its individual plot.

Yas Island is one of Abu Dhabi’s designated investment areas, allowing non-UAE nationals to own property on a freehold basis. Yas Acres can consequently serve as a principal residence, a long-term base in the capital or a home intended to remain within the family.
For internationally mobile households, that flexibility has practical value. A house may be occupied full-time during one stage of family life and retained as an occasional base during another. How the title is held, how ownership passes between generations and how the community is managed over time therefore deserve as much thought as the number of bedrooms.
There is also a meaningful distinction between an established home and one at The Orchids. A completed villa can be judged as it stands, from the condition and outlook of its plot to its privacy and proximity to neighbouring homes. The Orchids brings a newer specification, accompanied by the longer timetable inherent in construction and delivery. The choice rests on whether immediate use and greater certainty take precedence over a home within the latest phase.
Yas Acres presents a more settled side of an island built largely to receive visitors. The circuit and attractions remain close, as do the airport and <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/saadiyat-museums" rel="noopener">Saadiyat Cultural District</a>, yet life within the community is organised around gardens, school journeys, water and the course. That distinction is easy to miss when Yas Island is viewed only through its public landmarks. For those choosing a home rather than planning an itinerary, it may be the distinction that matters most.

Hudayriyat Island: Abu Dhabi’s New Coastal District Takes Shape

In many new districts, homes arrive first, and public life follows. Hudayriyat has taken the opposite course. Long before its first residential handovers, people were already crossing the bridge to cycle, swim, camp, play football or spend an evening beside the water. Surf Abu Dhabi opened in October 2024, joining beaches, sports grounds, adventure parks and mountain-bike trails already in use.

Modon’s residential programme will turn this established leisure destination into a substantial extension of Abu Dhabi, with freehold neighbourhoods and everyday services planned around the existing attractions. This sequence matters because, although Hudayriyat’s residential neighbourhoods remain an off-plan proposition, the island’s character does not depend entirely on renderings. Prospective owners can already experience the journey from the city, the open water and the rhythms of the island at weekends.
<h2 id="h.iacxeyvaov9i" class="c1">An Island on the Scale of a District</h2>
The approved masterplan extends across more than 51 million square metres, equivalent to 53.8 per cent of the area of Abu Dhabi Island. It will add 53.5 kilometres of coastline, including 16 kilometres of beaches.
Hudayriyat sits opposite Al Bateen, off the south-western shore of the capital, with a bridge providing straightforward access from the mainland. The water gives the island a welcome degree of separation, yet central Abu Dhabi remains roughly 15 to 20 minutes away by car. This balance between retreat and accessibility is likely to shape its residential life.
The masterplan must, however, reconcile two rather different uses. Hudayriyat draws visitors to its public beaches, sporting venues and waterfront restaurants, while its new residential neighbourhoods are planned as private, gated addresses away from the busiest areas. Privacy will therefore operate at community and household level, rather than through the closure of the wider island.
<h2 id="h.k5iwgvdusca0" class="c1">Bringing Height to the Waterfront</h2>
Nawayef provides the development’s most unusual piece of planning. Abu Dhabi’s islands are generally low and level; here, two man-made hills rising to 45 and 55 metres change the relationship between the homes, coast and city skyline.
A main construction contract now covers 735 villas across Nawayef East and West. The houses range from three-bedroom villas to eight-bedroom mansions, with internal areas extending from 350 to 2,700 square metres. Arranging them at different elevations should avoid the repeated rows commonly found along traditional waterfront settings, allowing greater variation in outlook, plot position and distance between neighbouring properties.
Nawayef East includes villas and mansions arranged across the different elevations. The larger houses include terraces, private pools, majlis rooms and gardens, while the neighbourhood is due to have a clubhouse, tennis courts and parkland. Nawayef East is scheduled for handover in December 2028.
Al Naseem, nearby, adopts the more familiar arrangement of a low-density villa community. Its four- to six-bedroom detached homes come with either South Californian or contemporary façades. Paths, cycle routes and green spaces soften the density, while a community centre, school and family facilities are intended to support ordinary routines. The first phase is due in the fourth quarter of 2027. As with the principal Nawayef collections, the villas are offered freehold to buyers of all nationalities.
<h2 id="h.t6xozcoj0okb" class="c1">A Broader Range of Homes</h2>
The residential plan is not confined to large villas. Nawayef Park Views introduced one- to four-bedroom apartments beside the hills, with park-facing terraces and access to a lap pool, beach and planned souq. Completion is scheduled for the first quarter of 2028.
Between the hills, Nawayef Village brings three- to five-bedroom townhouses and twin villas. Schools, medical facilities, parks and a retail avenue are planned within walking distance, giving the neighbourhood the more homely scale of a family enclave. Handover is expected from the first quarter of 2029.
Bashayer broadens the choice further along the Al Bateen-facing waterfront. Its first release comprised 157 four- and five-bedroom villas and 330 apartments, including penthouses, arranged around parkland and a 3.5-kilometre promenade. Later releases added townhomes and a wider selection of apartments. The villas are scheduled for the first quarter of 2030, followed by the residences in the second.
This range will influence how the island functions. Apartments, townhouses and family villas bring different household sizes and daily habits, helping planned shops, schools and communal spaces outdoors remain useful throughout the week.
<h2>Room to Commission a Home</h2>
For owners who would rather appoint an architect than choose a completed house, Wadeem offers a different route. Its release comprises more than 1,700 residential plots, each with room for a four- to six-bedroom villa, swimming pool and outdoor dining area.
A central park, private school, mosque, shops and community centre form part of the plan, with cycling paths running through the neighbourhood. The plots were offered to buyers of all nationalities.
Wadeem gives owners greater authorship over the finished home. Bespoke construction allows the plan to respond from the outset to working habits, entertaining, art, privacy and staffing requirements. It may also bring greater architectural variety than a fixed villa collection, although that freedom comes with the additional decisions, approvals and timescales involved in commissioning a house.
<h2 id="h.m4clcr2a3mt3" class="c1">Fairways at the Centre</h2>
Hudayriyat Golf Estates is arranged around an 18-hole course extending across 95 hectares. Townhouses, villas and golf mansions follow Andalusian references through arches, courtyards and shaded external spaces. A 2.3-kilometre green spine will connect the country clubhouse with wellness facilities, shops, co-working spaces and a private school.
For residents who value their daily dose of greenery, the course and linked parks provide more than a view. They organise walking routes, communal areas and the spacing between neighbourhoods, while water channels separate parts of the community from the fairways.
Demand at launch was considerable. In July 2026, 1,700 residences sold within days for more than AED 13 billion. Non-UAE residents accounted for 15 per cent of buyers. The result cannot determine future value, but it demonstrates that the project had reached buyers beyond the domestic market well before completion.
Handover is scheduled for August 2030. The 40/60 payment plan leaves 60 per cent due on completion, an important consideration for anyone comparing the development with communities requiring more capital during construction. The villas are also intended to meet a Pearl 3.0 sustainability rating under Abu Dhabi Municipality requirements.
<h2 id="h.p4pq3fpe0rgo" class="c1">What Exists and What is Set to Follow</h2>
Hudayriyat’s sporting identity already gives future residents reasons to use the island. Marsana has public beaches and a waterfront promenade; 321 Sports provides pitches, courts and training facilities; and Trail X runs across 15 kilometres of purpose-built mountain-bike terrain. Bab Al Nojoum offers beachfront and overwater stays, while Surf Abu Dhabi accommodates abilities ranging from first lessons to professional competition.
Other parts of the plan remain ahead. Velodrome Abu Dhabi is due to open later in 2026, while much of the proposed 220-kilometre cycling network and the urban park of more than 2.25 million square metres have yet to be completed. Schools, healthcare, shops and community centres will also arrive in stages alongside the homes.
Despite its already substantial leisure offer, Hudayriyat will only become a well-served neighbourhood as its schools, shops and healthcare facilities open in stages. As these amenities come into use, the island should offer the best of both worlds, combining a welcome respite from the city with the everyday convenience of a thriving community.

In many new districts, homes arrive first, and public life follows. Hudayriyat has taken the opposite course. Long before its first residential handovers, people were already crossing the bridge to cycle, swim, camp, play football or spend an evening beside the water. Surf Abu Dhabi opened in October 2024, joining beaches, sports grounds, adventure parks and mountain-bike trails already in use.

Hudayriyat Island: Sport at the Centre of the Masterplan

On Hudayriyat Island, sport is not confined to a single stadium or members’ club. Football pitches, tennis courts, cycling tracks, mountain-bike trails, adventure parks and a man-made surfing lagoon occupy different parts of the island. Some are designed for structured training, others for family recreation or an ordinary evening outdoors.

This variety has developed alongside a much larger residential masterplan. Roads, parks, beaches and public destinations are being arranged around movement, while future neighbourhoods will place homes within reach of facilities already in use. Others, including Velodrome Abu Dhabi and much of the planned cycling network, have yet to open.
For prospective residents, the advantage lies not in the number of attractions on the island’s map, but in how naturally these activities can become part and parcel of everyday life. &nbsp;
<h2 id="h.qyxbejltcjy7" class="c3">A Wave Built for Repetition</h2>
At Surf Abu Dhabi, the height, shape and pace of a wave can be adjusted for a first lesson, advanced coaching or elite competition. Opened in October 2024, the facility was developed by Modon in collaboration with the Kelly Slater Wave Company. Modon attributes three records to its wave: the world’s longest ride, largest barrel and highest man-made wave. In February 2025, it hosted the Surf Abu Dhabi Pro, the World Surf League Championship Tour’s first Middle Eastern event.
The basin accommodates different levels of experience. Discovery sessions combine 30 minutes of land drills with a 45-minute lesson in the water, while other settings allow established surfers to choose waves suited to their ability. Groups can reserve the main wave for 90 minutes through Surf Trip; Surf Trip Plus is arranged by enquiry, with timing, wave settings and complete privacy tailored to each group. 
Controlled conditions change the practicalities of learning. At sea, a session depends on swell, wind, tide and the character of the break. Here, a coach can repeat a particular wave and concentrate on technique from one ride to the next. Surf Abu Dhabi is a separately bookable public destination, rather than a private amenity belonging to the island’s residential communities.
<h2 id="h.khjyjsdpalgk" class="c3">The Island’s Sports Village</h2>
Set within Hudayriyat’s Leisure and Entertainment District, 321 Sports is laid out as a collection of pitches, courts and training grounds. Natural- and artificial-grass football pitches occupy part of the site, while basketball, tennis and padel courts sit alongside facilities for cricket, rugby and swimming. Runners have a six-lane athletics track and a separate jogging route around the grounds.
The venue operates through several forms of access. Pitches and courts can be hired separately, the gym has its own memberships and classes, and coaching is arranged by sport. Its published programme includes football academy sessions and private training, indoor and outdoor padel, swimming passes and group fitness classes.
The Mouratoglou Tennis Centre is among the more recent additions. Opened on 17 June 2025, it contains six courts certified by the International Tennis Federation. Pay-per-play court access is offered alongside individual and group lessons, a junior programme and training camps for adults and younger players.
<h2 id="h.5cees1zcl5on" class="c3">Four Parks at Circuit X</h2>
Four separately ticketed parks make up Circuit X, each with its own age requirements. The High Ropes Park contains 31 obstacles arranged across three levels rising to ten metres, along with a 100-metre zipline, climbing wall and free-fall jump. Elsewhere, the BMX Park has dedicated tracks and a pump circuit, the Skate Park accommodates skateboards and scooters, and the Splash Park combines water play with climbing equipment.
The parks are divided between two parts of Hudayriyat. High Ropes and BMX occupy the Circuit X Adventure Park, while the Skate and Splash parks are located at Marsana. BMX bicycles and protective equipment can be hired on site; similarly, visitors to the Skate Park may bring their own skateboard or scooter or rent one there. Coaches supervise the BMX course, and private lessons are available for those learning to skate.
<h2 id="h.fx49h5uyoqg" class="c3">Cycling at Two Speeds</h2>
For road and leisure cyclists, getting out on Hudayriyat is relatively straightforward. In October 2025, Modon cited 28 kilometres of open-air cycle tracks across the island. Alternatively, mountain bikers can take to Trail X, a 15-kilometre course whose colour-coded routes range from green to black, with climbs, descents, overpasses and technical sections along the way.
The masterplan is considerably more ambitious, with 220 kilometres of cycle tracks proposed. Much of this network has yet to open, whilst Velodrome Abu Dhabi also remains forthcoming. Although announced in 2023 with an anticipated 2025 opening, it is still listed by Modon as ‘coming soon’, without a revised public date.
Plans for the velodrome include what Modon describes as the region’s first UCI Category 1 indoor track. A 600-metre ramp will wind around the building before reaching a rooftop circuit overlooking the island and Abu Dhabi skyline. Until it is complete, the open-air tracks and Trail X remain the viable options for cyclists visiting Hudayriyat.
<h2 id="h.djqnvrgpczac" class="c3">A Larger Field of Play</h2>
Hudayriyat’s masterplan extends over more than 51 million square metres, an area Modon equates to 53.8 per cent of Abu Dhabi Island. It is intended to add 53.5 kilometres of coastline, including 16 kilometres of beaches. Whilst several sporting venues are already open, the urban park remains planned. Covering more than 2.25 million square metres, it is due to contain an elevated cycle track, a mangrove walk, playgrounds, an eco-farming space and an events valley.
Hudayriyat Golf Estates offers a snapshot of the island’s next phase. Homes are arranged around a single 18-hole course covering 95 hectares, with a 2.3-kilometre green spine connecting the clubhouse, wellness facilities, multi-sports courts, school, parks, shops and co-working spaces. Handover is scheduled for August 2030.
Within days of the July 2026 launch, Modon recorded sales of more than AED 13 billion across 1,700 residences. The developer described it as the highest publicly recorded sales value for a single residential project launch in the UAE.
<h2 id="h.qe15c9isf453" class="c3">What This Means for a Home</h2>
For those considering a home on Hudayriyat, the island’s sporting infrastructure adds a practical dimension to the address. Surfing, tennis, football, cycling and family activities are already within easy reach, whilst the forthcoming velodrome, urban park and golf course will widen the choice. Alongside apartments, villas, mansions and owner-designed plots, this makes Hudayriyat a viable option for households seeking generous private space with established places to train, ride and spend time outdoors nearby.
