&nbsp;
<h2>The St. Regis Bar, The St. Regis Abu Dhabi</h2>
At St. Regis Bar, the gilded-Age poise with Arabian warmth along the charming Corniche. The room is framed by dark timber, cut glass, and leather banquettes, anchored by a mural honouring the region’s sporting heritage. Everything here runs to form – a martini stirred until crystal-clear, and the Champagne bottle opened with the flourish of a sabre, a mere Napoleonic ritual where the cork is sent cleanly flying, and it is kept alive across every St. Regis address since its 1904 New York beginnings. The menu keeps to the classics, each drink measured and precise.
Interestingly, the very cocktail associated with the brand, the Bloody Mary, originated at the King Cole Bar in the St. Regis New York and remains the signature drink across the chain, with this hotel offering its own Desert Snapper rendition.
&nbsp;
<h2>Azura Panoramic Lounge, The St. Regis Abu Dhabi</h2>
For open-air theatre above the Corniche, Azura stretches across three alfresco levels – some 1,600 square metres – with a broad, uninterrupted panoramic seascape. Arrive at the golden hour when the sea breeze freshens and the city lights begin to twinkle. Mediterranean-inspired dishes and a considered menu of sundowners and Champagne by the glass, Azura comprises four distinct decks – Lower Deck, Pool Deck, Upper Deck, and VIP Deck – each with its own character. The Pool Deck even boasts a 20-metre infinity pool with private cabanas, while the menu runs the gamut from Mediterranean salads and Arabian specialities to an extensive sushi selection and over 15 shisha varieties. It’s among the top bars in Abu Dhabi where time slips by gently and easily.
&nbsp;
<h2>Library Bar, The Abu Dhabi EDITION (Al Bateen Marina)</h2>
This is intimacy done well – book-lined walls, velvet seating, and lighting that flatters both the room and the drink. The cocktails are elegant and well-mixed with edited twists on European classics, pour-perfect highballs, and a tidy shelf of sipping spirits, all led by award-winning Head Mixologist Ryan Remulta. Step outside afterwards and you’re on the waterfront; then come back in for an aperitif before dinner downstairs. Library Bar runs “Negroni Sessions” Monday to Thursday, offering artful takes on the Florentine classic like The Seaside Negroni, The Boulevardier that dates back to the 1920s Paris, and Tropical Sbagliato Blanco.
&nbsp;
<h2>ANNEX, The Abu Dhabi EDITION</h2>
ANNEX is a three-level venue with a rooftop above, a lounge in the middle, and a club below. The rooftop is a timber-decked garden with a fire pit and lush greenery, while the lounge features a pool table and a selection of proper cocktails, with the club taking over after dark. A circular atrium links the floors, centred on a suspended crystal-net installation by Ingo Maurer that catches and plays with the light in the atrium. Open since 2018 alongside the hotel, ANNEX hosts a Friday Sunset Ritual on the roof as the marina lights come up – a considered detail that doesn’t put a foot wrong.&nbsp;
&nbsp;
<h2>Dragon’s Tooth, Rosewood Abu Dhabi (Al Maryah Island)</h2>
This speakeasy that tips its hat to Shanghai’s jazz age is entered discreetly through the Tea Room at Dai Pai Dong – Rosewood Abu Dhabi’s Cantonese restaurant. Inside, the mood evokes 1920s Shanghai infused with touches of the Gulf sophistication, lacquered surfaces, low light, leather booths, and a soundtrack that strikes the right note. The menu features prohibition-era classics but carries East-Asian accents, each drink executed with great precision. Capacity is modest by design, which keeps the atmosphere taut and the service close. Open until two in the morning on weekends, it is one of the few late rooms on Al Maryah Island. As an interesting touch, the bar hosts on Thursday and Friday nights Tales of the Orient – storytelling drawn from Chinese legend, paired with bespoke cocktails and dim sum – a distinctive note that places it firmly among the most original bars in Abu Dhabi.&nbsp;&nbsp;
&nbsp;
<h2>Hidden Bar, Rosewood Abu Dhabi</h2>
Hidden Bar is discreet in name and temperament. The capital’s largest gin library – 237 varieties from 21 countries – sits alongside house-infused vermouths, so you can be steered to a textbook martini, a bespoke G&amp;T to your botanicals, or a Coffee Negroni from the current list. Indoors, it’s low-lit timber and deep cushions; outdoors, a waterside terrace looks across Al Maryah’s skyline. Open late – 5 p.m. to 3 a.m. Sunday to Thursday, 5 p.m. to 4 a.m. Friday and Saturday – it keeps the small hours for both sundowners and the long haul. If you’d like to swot up on your juniper, there’s a guided gin tasting with five pours, paired bites, and a notebook to take away.
&nbsp;
<h2>Ray’s Bar, Conrad Abu Dhabi Etihad Towers</h2>
On level 62, floor-to-ceiling windows look over the Corniche and the Gulf. The room stays balanced, with the soundtrack lifted just enough, cocktails bright and clean, mixed to show well at altitude, and DJ sets on select evenings that carry the night gently forward. Bag a window seat and enjoy the lights while they hold court. Classic serves sit alongside a handful of Asian-leaning signatures, which are bright, uncluttered, and well-iced. Both smart dress and over-21s only, keep the atmosphere shipshape after dark.
&nbsp;
<h2>Stratos Revolving Lounge &amp; Bar, Le Royal Méridien</h2>
Abu Dhabi’s only revolving lounge sits high atop the Le Royal Méridien on Sheikh Khalifa Street and offers 360-degree panoramic views of the skyline and the Arabian seascape. The cuisine leans on the Josper Grill – premium steaks, fresh sides, and a selection of expertly crafted cocktails. It keeps steady hours, open daily from 4 pm until 1 am, with dinner served between 7 and 10:30 pm, and in the evening, the dress code turns smart casual. A full rotation takes ninety minutes, so by the time dessert arrives, the view has slipped from daylight into dusk and on to the city’s night-time sparkle, often without a guest feeling the turn. It’s the perfect venue for milestone dinners, quiet reunions, or a proposal – a lounge that rotates so the cityscape complements the atmosphere that the room has set.
&nbsp;
<h2>Buddha-Bar Beach Abu Dhabi, Saadiyat Island</h2>
Buddha-Bar Beach at The St. Regis Saadiyat Island is often described as beachfront by day, metropolitan by night; it embodies the brand’s signature day-to-night rhythm. Outdoors, cabanas line the shore; indoors, décor is neo-Asian with plush seating, wooden features, and ambient lighting that shifts as the sun dips. The menu centres on shareable Pacific Rim plates blending Japanese, Thai and Mediterranean flavours; the bar programme includes signature cocktails and a roster of resident DJs six nights a week, plus Sunset Sessions by a saxophonist five evenings weekly. From midday until midnight through the week – and an hour later on Fridays and Saturdays – the doors stay open; By early evening, the code moves to smart casual, keeping the tone steady after dark.
&nbsp;
<h2>The Foundry, Saadiyat Cultural District</h2>
As Saadiyat’s galleries dim for the night, The Foundry – part bar, part salon – steps in offering a welcome reprieve in Abu Dhabi’s Saadiyat Cultural District. The area will soon house the Zayed National Museum, <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/guggenheim-museum-abu-dhabi" rel="noopener">Guggenheim</a>, and Natural History Museum as part of an ambitious cultural cluster. The décor is confident with wide banquettes, muted lighting, and art installations that invite a quiet evening to unwind. Order a serious spirit – neat or with a single cube – and enjoy surroundings where the menu moves from breakfast and business lunch to an evening steakhouse, serving cuts such as tenderloin, rib-eye, and tomahawk alongside seafood specials. With plates well executed and drinks finely mixed, there is little left to ask for.
&nbsp;
<h2>Final Thoughts</h2>
If bars in Britain once stood as the anchors of their communities, with the pub often regarded as the main communal space, Abu Dhabi’s best bars have helped the capital shape a measured evening rhythm for the close of day. Chains and trends come and go; what lasts is the careful hospitality that makes a guest feel properly looked after. One can begin sixty floors up with a bright martini, or simply pause in a lounge where the spirits are poured to measure – it is the mood and the moment that decide the order of the night.

The UAE Space Agency and Abu Dhabi’s Vision for Space Exploration

Discover the UAE Space Agency — from Mars and asteroid missions to satellite projects, driving innovation and positioning the nation in global space exploration.

For many years, space has been seen as the final frontier. A place still largely unknown. In our galaxy alone (the Milky Way), there are somewhere in the region of 100 – 400 billion stars spanning an area of 100,000 light-years across – almost 600 quadrillion miles for those who prefer earthly terms. It is no surprise, then, that nations across the globe have turned their gaze toward this vast frontier, a domain that may well conceal the answers to some of humanity’s most profound mysteries. The UAE is no different; in 2014, the government opened the UAE Space Agency in a bid to spearhead national space initiatives, foster international collaboration, and position the nation as a key player in the global space sector. Read on to discover everything you need to know about the UAE Space Agency.

&nbsp;
<h2>The Story Behind the Stars</h2>
An autonomous federal public entity, the agency has been granted the legal authority to pursue its purpose and objectives head-on, as outlined in its mission statement, which reads: Confronting our national challenges and enhancing the country’s competitiveness through space missions and a supportive legislative environment. Utilising space as a form of soft power, the country is attempting to position itself as a regional player in the industry, which it is hoped will help enhance other vital sectors.
With a range of strategic objectives, such as attracting quality competencies, raising efficiencies across various government sectors and providing a regulatory environment that attracts business and investment, the agency is also intended to develop physical space capabilities, while transferring the knowledge learned in order to raise standards across the private sector.&nbsp;
In addition, the organisation is expected to govern the space legislative environment, while building an international ecosystem which facilitates the sharing of knowledge is also high on the agenda, though this will, of course, depend on political alliances.
With a strategic move towards diversifying the UAE’s economy in recent years, the UAE Space Agency has pumped in AED 3 billion via the National Space Fund, with the goal of supporting ground-breaking programmes, building national capabilities and developing the infrastructure supporting space exploration.
&nbsp;
<h2>Space Projects and Missions</h2>
As a relatively young governmental branch, the UAE Space Agency is currently developing a Science, Technology and Innovation roadmap with the intention of making the country a strategic partner for future international collaborative space missions. The agency has outlined a number of key areas for support and funding over the coming years, such as encouraging public collaboration and contribution to national strategies, working with employees to develop their ideas, capitalising on innovative ideas and broadening sources of innovation.
The UAE Space Agency also has a couple of big projects (one currently ongoing, the other in the works), designed to further enhance the country’s international standing in the sector. The Emirates Mission to the Asteroid Belt, set to take place in March 2028, is a pioneering venture that aims to explore and study multiple asteroids within the main belt. The mission will see the “MBR Explorer” spacecraft – named after the ruler of Dubai and Vice President of the UAE, Sheikh Mohammed bin Rashid Al Maktoum – conduct a number of flybys to observe and study seven main belt asteroids.&nbsp;
It is hoped this will provide invaluable data for the UAE’s space agency to learn more about our skies. The mission is expected to last seven years, covering an astonishing five billion kilometres and incorporating high-tech gravity-assist manoeuvres around Venus, Mars and Earth.
Arguably, even more exciting is the ongoing Emirates Mars Mission, which aims to paint a clear picture of the Martian climate for scientists. This is providing researchers more of an insight into the past and future of our own planet, while also potentially helping us learn more about possible life on the Red Planet, as well as other, distant planets.&nbsp;
The mission is helping scientists to understand why Mars is losing its upper atmosphere, while creating a clearer picture of how and why the planet’s atmosphere changes daily and throughout its seasons, among many other mission objectives.
This mission represented a particularly significant milestone for space exploration in the UAE. On February 9, 2021, the country became just the fifth nation to reach Mars and only the second to successfully enter the planet’s orbit on its first try – a highly impressive achievement for a space agency which was, at that point, just seven years old..
&nbsp;
<h2>Other Important Initiatives</h2>
Named after the Arabic term for a flock of birds, “Sirb” is a satellite constellation initiative designed to enhance environmental and land use monitoring. These satellites will be able to process and interpret complex radar images of land formations, enhancing a variety of scientific, civil and commercial applications. It is hoped that, eventually, this project will help UAE-based companies to set up and maintain a space supply chain.
“813” marks the UAE’s pioneering role in the region’s first collaborative Arab space missions. The project’s name pays homage to the year that saw the founding of the House of Wisdom in Baghdad, an institution renowned for advancing scientific inquiry and intellectual pursuit. Conceived to encourage Arab countries to develop space science and technology, it is hoped that scientists will acquire a better understanding of global environmental issues, such as climate change, through this earth-observing mission. The satellite will include state-of-the-art equipment like the Hyperspectral Imager (HSI), which has been designed to capture highly detailed data and monitor things like vegetation, water bodies and land use.
&nbsp;
<h2>The Wider Support Network</h2>
The UAE Space Agency’s ‘Space Economic Zones’ program is an integrated initiative hoping to establish and grow the ecosystem of UAE-based companies that support space exploration. The objective is to build a sustainable cluster that fosters public-private collaboration, stimulates innovation, and applies space-specific technologies in commercial ventures.
Additionally, the Space Economic Zones will facilitate the needs of all space companies – from startups to established players – while gathering SMEs within a singular network. This will, it is hoped, encourage collaboration and information sharing. Access to space labs and facilities will also be provided, while a single portal providing mentorship and relevant opportunities is another key feature.
&nbsp;
The establishment of a national space agency marks a significant milestone in asserting the UAE’s role as a global player. While other nations may have longer histories in the space sector, the ambition and vision demonstrated by this relatively young Arab nation is highly commendable. After making history with the successful orbit of Mars in 2021, expectations are high for the UAE’s future contributions to space exploration – a truly “watch this space” moment.

<h2>Abu Dhabi Equestrian Club (ADEC)</h2>
Almost half a century old, Abu Dhabi Equestrian Club boasts almost as much history as it does prestige.
The club offers tailored programmes for riders of all levels who wish to harness their potential, and is also approved by the British Horse Society (BHS) – ideal if you are just beginning your equestrian journey or are an experienced horseman. ADEC employs qualified BHS coaches to ensure expertise, who teach everything from the fundamentals of the sport, right through to advanced jumping and dressage techniques.
Each individual rider is assessed, and a tailored programme can be designed to ensure progress. Lessons are conducted in private, semi-private or group settings, while Pony Camps are also available for younger riders.
ADEC is equipped to host a range of events throughout the season, welcoming champion riders from around the world in the past few years. The club also features 4* and 5* show jumping events, while mounted and unmounted equine-assisted therapy sessions provide one of the facility’s unique selling points. These workshops are designed primarily for children and young adults with conditions such as autism, or developmental, emotional or behavioural issues. 45-minute sessions are specifically tailored to each individual, with the overall theme of encouraging emotional skills such as empathy and responsibility.
&nbsp;
<h2>Mandara Equestrian Club</h2>
Accredited by the Federation Francaise d’Equitation, Mandara offers a range of services, including an elite riding school, as well as stabling facilities and transportation.
The club is a family-run establishment, which adds to the charm coursing through it, offering tailored riding lessons for both children and adults. Air-conditioned, German-designed stables also ensure year-round safety for these well-treated steeds.
Whether you are new to riding or bring a wealth of experience to the saddle, Mandara Equestrian Club has everything you need to prosper, including calm, well-trained horses and impressive facilities such as the air-conditioned indoor arena – a key selling point during the immense heat of the Abu Dhabi summer. For those who are unsure of their level, the facility offers a 30-minute placement class. An inclusive facility, Mandara also offers classes for children with special needs.
Transportation services are available around the clock, ensuring your horse travels in complete comfort. Fully air-conditioned vehicles provide smooth, stress-free journeys, designed with both your peace of mind and your horse’s wellbeing in mind.
&nbsp;
<h2>Dhabian Equestrian Club</h2>
The premier location in the emirate for rejuvenation and equine connection, Dhabian stands as a facility dedicated to excellence and a passion for horses.
The centre began life as a horse rescue centre back in 2007, but has since evolved into a bustling stables and equestrian community, where people and horses can come together in a safe environment. A haven for mistreated animals, Dhabian has featured in multiple press outlets over the years, highlighting the impressive work they do on behalf of our equine friends.
An all-encompassing facility, daily riding lessons are available from age 3 and up, while guests have the opportunity to book either a private or group lesson. For those looking to become a professionally certified equestrian, Dhabian is the UAE’s exclusive provider of ACTVET Certified and Accredited training programs.
The complex also boasts two spacious arenas, in addition to abundant training, competition and recreational riding spaces. With conveniently located stables just seconds from stretches of shimmering coastline and the expanse of the desert, serene treks on your mount are a central aspect of this facility.
&nbsp;
<h2>Emirates International Endurance Village (EIEV)</h2>
Out in the Al Wathba desert, the Emirates International Endurance Village stands as a place where endurance meets adventure. This outstanding equestrian facility boasts a whole host of seasonal events, such as the Emirates Arabian Horses Cup and the Sheikh Mohammed Bin Mansoor Bin Zayed Al Nahyan for Private Owners. These events are long rides – often more than 100km – designed for seasoned riders, showcasing the very best of Arabian horses.
H.E. Musallam Salem Al Ameri, General Manager of Emirates International Endurance Village, explains that the facility is based on the belief that equestrian plays a pivotal role in deepening national belonging and consolidating national identity. As a link to the past and a way to preserve the heritage of the nation's founding fathers, EIEV promotes excellence, innovation, and sustainable development, and is seen as culturally significant.
With a comprehensive horse welfare policy that ensures events do not take place during periods of extreme weather, every care is taken to ensure the safety of both horse and rider.
This facility is aimed at those with a background in equestrian and does not offer lessons, so for those with limited experience, it is a good idea to use Emirates International Endurance Village as an aspirational destination, first focusing on the basics and then, when sufficiently prepared, the competitive aspect of equestrian.
&nbsp;
<h2>The Royal Stables</h2>
This tranquil oasis in the middle of the city offers a comprehensive range of equestrian classes and services. Surrounded by verdant greenery, the facility provides the opportunity to connect with both nature and animal across all ability levels.&nbsp;
Animals are well trained and well cared for, meaning calm, gentle horses are a hallmark of the stables. There is also a wide array of breeds for members to get acquainted with, from Shetland Ponies to tall warmbloods, each of which has been carefully selected from abroad for their temperament. Upon arrival, the horses go through a specific training regime to prepare them for beginner, intermediate or advanced classes, depending on their attributes, before being introduced to the school and students.
With an indoor arena and an outdoor area, the facility also boasts a large jumping arena, as well as a 60m x 20m dressage arena. A unique 1.2km Forest Trail is another defining characteristic of this exceptional facility.
An all-encompassing complex, The Royal Stables also affords access to stables, paddocks, a vet and even a farrier.
&nbsp;

Few sights evoke elegance quite like the majestic gallop of a thoroughbred horse. Equestrian – a sport originally developed to train Greek horses for battle – has long been associated with the lauded gentry of Europe’s elite social circles. Today, however, the sport has broadened its appeal without losing its air of exclusivity, attracting discerning riders worldwide. With Abu Dhabi welcoming an increasing number of international residents in recent years, the city’s equestrian culture has flourished, giving rise to a selection of exclusive clubs across the capital. Read on to discover the finest equestrian clubs in Abu Dhabi.

Guggenheim Abu Dhabi: A Museum at the Crossroads of Cultures

Discover the Guggenheim Museum Abu Dhabi, a cultural landmark showcasing modern art, innovative design, and a world-class experience on Saadiyat Island.

Before Saadiyat, the Guggenheim story ran along other shores. It began in New York with Frank Lloyd Wright’s spiral Guggenheim in Manhattan – a radical idea in 1959 that turned viewing into a slow ascent through light and space. In Venice, the Peggy Guggenheim Collection pitched the experience differently – a low, waterside palazzo on the Grand Canal where Surrealism and Abstract Expressionism soften into something personal, almost conversational. Then came Bilbao in 1997 – Frank Gehry’s titanium sails along the Nervión – the city that once was built on steel and shipyards discovered that a single museum could redraw its skyline and even its economy. Along the way, some experiments flickered and faded – Las Vegas, Berlin – each part of a foundation testing how far a global museum might stretch. Abu Dhabi extends that map south and east – the first in the Arab world, and the most expansive to date. It is due to open in 2026.

&nbsp;
<h2>Architectural Design by Frank Gehry</h2>
The museum’s striking design is the work of Frank Gehry, the Canadian-American architect famed for landmark structures like the Guggenheim Museum in Bilbao, Spain. In Abu Dhabi, Frank Gehry has imagined a museum unlike any other in the Guggenheim lineage – an 88-metre-tall constellation of nine cone-topped volumes, linked by glass bridges and sunlit terraces. Within its 30,000 square metres of space, the plan unfolds across 28 galleries of varying scale, outdoor exhibition platforms covering 23,000 square metres, and spaces for study, performance, and conservation – including a 230-seat theatre and a dedicated laboratory for preservation.
Gehry looked closely at the region’s architectural rhythms; he noticed features like the repetition of domes and minarets, the play of light across pale stone, and then he gave them a characteristically audacious twist. The design folds Islamic rhythms into contemporary form-making, a work Gehry has described as the culminating chapter of his career. Even in its unfinished state, the building carries the air of a multi-dimensional arts centre which is part museum, part classroom, part open-air stage. When it opens, it will be the Guggenheim’s largest museum yet –&nbsp; a new voice in a story stretching from New York to Venice, Bilbao to Abu Dhabi.
&nbsp;
<h2>Global Art Collection with Local Focus</h2>
While its architecture commands attention, the Guggenheim Abu Dhabi’s soul lies in its collection and curatorial ambition. This is a museum determined to expand the story of modern and contemporary art beyond its familiar Western frame. It positions itself to embrace a wider world of voices, from West Asia and North Africa to South Asia, regions too often footnoted in the great narratives of twentieth-century art. The aim is to trace the threads connecting local, regional, and international movements. Over the past fifteen years, the acquisitions programme has amassed a collection nearing 1,000 works, among them pieces by Julie Mehretu, Dia al-Azzawi, Najat Makki, and the late Hassan Sharif, whose conceptual experiments helped define the UAE’s art scene. New commissions of artists have been invited into the Emirates to create site-specific works, some are very ambitious, designed to converse directly with Gehry’s architecture.&nbsp;
There have been glimpses already. Seeing Through Light (2014) and The Creative Act (2017), both staged in Abu Dhabi, offered the public an early encounter with works by Larry Bell, Dan Flavin, Anish Kapoor, and others, signalling the museum’s commitment to both global modernism and the cultural textures of the region itself.
&nbsp;
<h2>Cultural Significance in the UAE and Globally</h2>
Abu Dhabi’s wager on culture runs deep. In a country seeking to create an identity beyond oil, galleries and museums have become symbols of knowledge, tourism, and soft power. The Saadiyat Cultural District serves as the vehicle for this ambition, with the Louvre Abu Dhabi already open, the upcoming Zayed National Museum, and the soon-to-open Guggenheim Abu Dhabi, which will anchor the capital’s shoreline. The Guggenheim's importance lies in the fact that it will be the first in the Arab world, part of a foundation that stretches from New York to Venice, Bilbao to Abu Dhabi, with a mission to reshape the story of modern art. The museum will place artists from the Middle East, North Africa, and South Asia in dialogue with Western peers, featuring a broader, more nuanced account of modernism than the traditional Euro-American framing presents. Since Bilbao taught the world that a museum could lift a city’s fortunes, Abu Dhabi’s Guggenheim will prove that art can be a cultural bridge, economic catalyst, and civic landmark – hosting a conversation between East and West when its doors open.
&nbsp;
<h2>Comparisons with New York and Bilbao Guggenheims</h2>
As the newest member of the Guggenheim family, Abu Dhabi’s version invites comparison with its distinguished siblings – the flagship in New York and the titanium icon at Bilbao. <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/abu-dhabi-museums" rel="noopener">Abu Dhabi’s museum</a> surpasses them both at 30,000 m²; it dwarfs Bilbao’s 24,000 m² and utterly outstrips the 5,000 m² of Frank Lloyd Wright’s 1959 New York original, since the latter was conceived before the age of mega museums. New York Guggenheim’s central helical space, with its continuous ramp, is devoted largely to Non-Objective Painting and the story of Western modernism, which are very much products of their mid-20th-century context.&nbsp;
By contrast, Abu Dhabi’s Guggenheim is designed with plurality and scope in mind. It houses vast galleries, open terraces, and installations impossible to encompass in Manhattan’s tight embrace. It shares Bilbao’s taste for architectural daring and contemporary art, yet its curatorial compass stretches further. Whereas Bilbao championed post-1945 Western and Basque voices, Abu Dhabi gathers artists from the Middle East, South Asia, Africa, and beyond, setting their work shoulder to shoulder with Euro-American names.&nbsp;
&nbsp;
<h2>Conclusion</h2>
As the Guggenheim Museum Abu Dhabi nears its 2026 debut, the real test will be how it works day to day. Gehry’s nine cone-topped volumes nod to regional wind towers, shaping breezy routes through courtyards and bridges; the massing and terraces temper heat and manage glare. Being delivered by a BESIX-led joint venture that turns drawings into galleries and terraces, Abu Dhabi’s Guggenheim now shows the principle in action with a climate-literate landmark on the Gulf, built for looking, learning, and cultural exchange.

&nbsp;
<h2>Guggenheim Abu Dhabi</h2>
Set to be the largest of the Guggenheim museums upon completion, this Saadiyat Island mega project will unfold across 30,000 square metres and – it is hoped – serve as a bridge for international understanding. The development is located next to another cultural behemoth in the shape of the Louvre Abu Dhabi, adding to the neighbourhood's slew of iconic cultural attractions.
First envisioned in 2006 as part of an agreement between the Abu Dhabi government and the Solomon R. Guggenheim Foundation in New York City, the project is set for completion in late 2025 and will be home to almost 30 galleries, spanning multi-disciplinary collections from all corners of the earth.
Sitting on a peninsula on the western tip of Saadiyat Island, the project is flanked on three sides by the Persian Gulf, making this one of the most unique settings for any museum anywhere in the world. The development has, unfortunately, experienced a raft of delays since it was announced; however, with construction now well underway, the project will eventually function as a centre for the appreciation of art and technology, in addition to a modern children's education facility. Guggenheim Abu Dhabi will also house archives, a library and research centre and a conservation laboratory, making this one of the most important mega projects currently under construction in the Emirati capital.
&nbsp;
<h2>Ramhan Island</h2>
Located on the northern side of the city, just off Al Jubail Island, sits Ramhan Island. The area is still largely undeveloped, but big things are on the horizon, evidenced by a new $3.5 billion development from EMAAR founder Mohammed Alabbar and his private company, Eagle Hills.&nbsp;
The mega project will comprise 1,350 stand-alone villas, 1,000 apartment residences, a hotel, and a marina with capacity for 170 vessels, complemented by a range of lifestyle services. Upscale beachside villas will feature prominently, while the world-class marina will provide berthing services for many of the community’s ultra-high-net-worth individuals. A boardwalk and a curated mix of fine dining establishments will add further sophistication to the area.
Set across 4,000 square metres, ground was broken on this impressive project in 2023, and full handover is expected in the middle of 2027. Floor spaces for villas are expected to range from around 3,000 to 7,500 square feet, with most boasting three to seven-bedroom layouts. Lifestyle and sustainability will be a key theme running throughout the project, which will also benefit from nature-focused designs – the community will integrate the area’s natural mangroves and lagoons, thus preserving the marine ecosystem. Furthermore, wellness-oriented facilities will be positioned throughout the community, in addition to parks, promenades and cycle tracks.
&nbsp;
<h2>eSports Island</h2>
While plans for a dedicated eSports island at Al Raha Beach have been announced by True Gamers, no official government announcement (i.e. land acquisition and construction permits) has yet been made.
The proposed development, close to the iconic Yas Island and Zayed International Airport, will reportedly include an upscale gaming hotel, training facilities for those who wish to make a career through gaming and boot camps for players who want to level up their skills. Costing a reported $280 million (with a wider cost of $1 billion depending on final scope), the development will also include content creation studios and accommodations customised towards gaming professionals, which will reportedly include gaming PCs in each room.
As of late 2025, the project has yet to break ground, but True Gamers have revealed that further announcements will follow in the near future.
&nbsp;
<h2>Zayed National Museum</h2>
Located in Abu Dhabi’s cultural heartland of Saadiyat Island, Zayed National Museum will function as a celebration of the United Arab Emirates. The project walks visitors through 300,000 years of human history courtesy of authentic storytelling, while also promoting the lessons of Sheikh Zayed by showcasing the traditions and customs of the Emirati people.
Designed as a memorial to the late founder and first president of the UAE, Sheikh Zayed bin Sultan Al Nahyan, the museum is planned to be the centrepiece of Saadiyat’s cultural district and will promote the history and culture of the country, in addition to the economic miracle witnessed throughout the country’s recent history.
Scheduled for opening at the end of 2025, the museum invites researchers from around the world to apply for funding, while also boasting a comprehensive community outreach program designed to enable citizens and residents to explore the heritage of the United Arab Emirates.
The project has been in the pipeline for almost two decades and was first set for completion in 2012. However, similar to Guggenheim Abu Dhabi, the museum has been met with various delays, but now, finally, the end appears to be in sight. The museum is set across 66,000 square metres, and is designed by prize-winning architect Norman Foster. Made up of five towers inspired by the falcon’s wings – an animal deeply revered in Emirati culture – the development will rise between 83 and 123 metres into the Saadiyat sky. With six galleries and exquisite views of the surrounding island, Zayed National Museum is one of the most highly anticipated mega projects in the city.
&nbsp;
<h2>Zayed International Airport Expansion Project</h2>
Formerly Abu Dhabi International Airport, Zayed International is one of the fastest-growing aviation hubs in the world, with direct flights to all inhabited continents. While the airport is now fully operational, it has, since 2005, undergone a huge expansion project geared towards facilitating the UAE’s impressive economic rise.
Currently, the airport enables the transit of almost 30 million passengers annually, but with the rapid growth of not just the city, but the UAE on the whole, expansion was necessary. By 2030, it is hoped the airport will be able to handle more than 45 million passengers per year, with upgrades to existing facilities and preparation for future needs also a key aspect of the development plan. With infrastructure in place, it is hoped that Zayed International will eventually be able to comfortably accommodate up to 80 million passengers per year. This will complement the reported 250 million per year passenger capacity of Dubai’s Al Maktoum Airport, another UAE mega project currently in the works.
One huge new terminal (Terminal A) has been added – with more than 100 destinations available globally – while terminals 1, 2 and 3 will all be used as backup terminals in case of emergency. The project also takes into account the surrounding infrastructure: Potable water upgrades have complemented the construction of new airstands, as well as landside roads and carparks, and upgrades to the in-flight catering building. Furthermore, a new customs border protection facility for USA-bound flights has been implemented, while expansions to the existing power complex and an upgrade to the airport’s perimeter fence round out the expansion.
&nbsp;
<h2>Louvre Abu Dhabi Residences</h2>
While not a mega project in the strictest sense of the word when compared with other much bigger projects, Louvre Abu Dhabi Residences makes this list due to the significance and anticipation of a residential development which shares the name of such a culturally iconic institution.
Also located on Saadiyat Island, within touching distance of Guggenheim Abu Dhabi, Louvre Abu Dhabi Residences represent one of the most highly anticipated residential projects anywhere in the city.
Seamlessly blending with the surrounding landscape thanks to the stringent environmental standards which govern new developments in the area, the residences will feature a range of responsibly sourced materials within their design.
It is hoped these high-end residences will attract those who value both culture and exclusivity; the project will boast a 5-star residential cinema, infinity pool and health and wellness facilities such as a state-of-the-art fitness centre, sauna and pilates studio, while also being conveniently located just seconds from the best of Saadiyat’s cultural district.
&nbsp;
Abu Dhabi – much like its near neighbour Dubai – is experiencing an unheralded economic boom. With the addition of numerous mega projects in the near future, the city is set to continue its rapid growth. Some commentators are suggesting that this is simply the start of things to come – an exciting prospect for the city and its residents.

&nbsp;
<h2>The Importance of Knowledgeable Representation</h2>
Abu Dhabi Sotheby’s International Realty agents specialise in connecting clients with the city’s most exceptional properties. From your very first search through to completion, informed agents provide a seamless and professional experience every step of the way – adding convenience to the buying process.
One of the most common pitfalls buyers face in the early stages of their journey is misrepresentation. Proper due diligence should be carried out when selecting your real estate professional. Working with licensed real estate professionals – just like in any other market around the world – is a key consideration in Abu Dhabi. RERA-certified agents and government-accredited entities provide peace of mind for would-be buyers, essential for those purchasing from abroad who might be unfamiliar with the intricacies and nuances of the process.
&nbsp;
<h2>Customisation Considerations</h2>
Personalising your new property can be an exciting opportunity, but it can occasionally present challenges for new entrants into the market.
When planning a bespoke home in Abu Dhabi, long-term flexibility might be something worth considering. Understandably, many UHNWIs want to adapt the layout of their homes to suit personal (and sometimes cultural) needs. One example of this might be Indian buyers who value Vastu-compliant properties. While it is the prerogative of the owner how to modify their own property, it can potentially impact resale value when it comes time to sell. A home’s flow is one of its biggest selling points, and as such, a property that has been overly modified could actually narrow the range of buyers it may appeal to.
European owners often choose open-plan layouts to maximise family connection, while GCC buyers sometimes prefer residences that offer more privacy and separation. Features such as majlis rooms – formal community spaces central to family life in the GCC – can add distinction and appeal for regional clients, even if international buyers prioritise different designs. While these designs are culturally specific, at this level of investment, homes can easily be remodelled to their original form or to a desired specification.
That said, while turnkey properties (ready to move in) are often the preference of most buyers, some buyers relish the opportunity to renovate and personalise their homes. This, of course, creates not just a place to live, but a home that fully reflects their individual taste and style.
&nbsp;
<h2>Understanding the Market</h2>
Abu Dhabi’s real estate market, like all markets, experiences a variety of cycles, meaning what was in demand last year may not be today. This presents both opportunities and risks. In such a diverse market, even experienced UHNWIs can occasionally miss an investment opportunity – or, conversely, overpay for a property.
Before committing to a purchase, buyers should research current market trends in the city. This might involve exploring opportunities in up-and-coming districts, for example, or considering areas which might be slightly off the beaten path. This could offer significant long-term benefits.
Many UHNWIs choose Abu Dhabi for a range of reasons, including advantageous tax incentives. Residents of countries like the UK or Germany, for instance, face significant income tax rates of around 50%, while Finland is even more extreme at 55%. Abu Dhabi’s personal income tax – which famously stands at 0% – can make super-prime properties in the city more appealing than in other places, with potential tax savings cushioning the premium of these properties. It is also important to consider that the same property may be available at a different price for other buyers, depending on timing and circumstances, which is an often overlooked consideration.
Local amenities are also a key consideration. Families often prioritise an area for its proximity to private schools, while people living with elderly family members may rank access to healthcare highly. Leisure facilities and convenient commutes are also often at the top of many people’s priority lists. Experienced agents with specific area knowledge can advise buyers on which neighbourhoods match their needs, offering the best long-term value and ensuring a purchase that aligns with both lifestyle and investment goals.
&nbsp;
<h2>Choosing the Right Developer</h2>
Abu Dhabi’s real estate market is evolving at a rapid pace, and a significant part of any growing market is off-plan properties. Buying off-plan (before construction is complete) can offer extensive value and potentially afford buyers input on layouts or finishes.
However, off-plan investments can occasionally carry some risk. Established developers, understandably, provide increased security; however, lesser-known developers – despite often offering attractive pricing – can sometimes encounter construction delays or, in the rarest cases, fail to complete on a project entirely. As such, regulatory screening is in place to protect buyers, but due diligence remains an essential part of the process.
Working with a reputable agency is an essential part of the purchasing process. Experienced companies have stronger relationships with the industry’s biggest developers, which in turn provides access to broader networks. This, of course, helps buyers to navigate the off-plan market with increased confidence, ensuring informed decisions are made and inherent risks are mitigated, while also providing access to exclusive projects and (potentially) even discreet opportunities. Agencies specialising in super-prime properties – such as Sotheby’s International Realty – implement rigorous vetting processes, ensuring even third parties who might be involved have been thoroughly vetted.
While an expert agent will help point you toward the most suitable investment for you, it is always smart to independently verify any agent that you come into contact with. This extra step in the process helps protect your investment, ensuring your purchase aligns with your needs.
&nbsp;
<h2>Legal Considerations (Mortgage, RERA, Additional Fees)</h2>
Just like in any market, there are a number of legal and financial factors to consider when <a href="https://abudhabi-sothebysrealty.ae/en/buy/property-for-sale" rel="noopener">buying property in Abu Dhabi</a>. As important as any other is fully understanding mortgage rates and repayment terms, should a mortgage be required. Abu Dhabi is home to a selection of mortgage professionals who can assist in high-value mortgages, the employment of whom can go a long way in smoothing out this occasionally complicated process.
You should also be aware that the UAE Dirham is pegged to the US Dollar, meaning fluctuations in the US market generally elicit a reaction in the UAE too. Most variable mortgages are linked to the Emirates Interbank Offered Rate (EIBOR) plus a bank margin, so rates can fluctuate in relation to EIBOR. While daily monitoring isn’t completely necessary, understanding what EIBOR means for your repayments allows buyers to plan for potential market movements.
Many mortgages in the UAE are variable, with fixed-rate periods typically lasting between 1 and 5 years, after which payments may increase.
Abu Dhabi’s real estate market is regulated by the Department of Municipalities and Transport (DMT), as well as the Real Estate Regulatory Agency (RERA), both of which have been developed to increase transparency and protect buyer interests. Moreover, it is important that any property you are considering is properly registered and brokers are RERA-licensed.&nbsp;
Off-plan developments should also be RERA-approved, while buyers should understand that the buying process often comes with extra costs, which experienced agents can outline clearly, ensuring a smooth and informed buying experience.
&nbsp;
<h2>Freehold Vs Leasehold</h2>
While many buyers and investors in Abu Dhabi are familiar with the terms ‘freehold’ and ‘leasehold,’ it is important to understand the differences. Buying freehold means ownership of both the property and the land it occupies outright. In contrast, leasehold properties do not grant ownership of the land and come with certain limitations.
Although leasehold properties can be an attractive opportunity, freehold residences offer greater flexibility. It is easier for owners to make alterations, pass property down through inheritance, and, for qualifying homes, benefit from visa incentives. For example, purchasing a freehold property above a certain price point can bring eligibility for a long-term residency visa.
It is also important to note that leasehold ownership is restricted to GCC nationals. International buyers are able to acquire freehold properties, but only within Abu Dhabi’s designated freehold zones, such as Yas Island. Understanding these differences allows buyers to make informed decisions.
&nbsp;
With significant capital on the line, making educated decisions before committing to a purchase is essential to securing a successful <a href="https://abudhabi-sothebysrealty.ae/en/why-invest-abu-dhabi" rel="noopener">investment in Abu Dhabi’s</a> fledgling property market.
From partnering with trusted professionals and researching market trends to understanding the legal and financial frameworks related to buying property in the city, thorough preparation is essential. Knowing the difference between freehold and leasehold ownership is also an important factor for any buyer.
For guidance navigating Abu Dhabi’s prime and super-prime property market, our experts at <a href="https://abudhabi-sothebysrealty.ae/" rel="noopener">Abu Dhabi Sotheby’s International Realty</a> are on hand to provide trusted advice and bespoke support at every step of the journey.

<h2>Abu Dhabi Sailing Club</h2>
Located within The Club, one of the world’s most refined British clubs, the ADCS is an all-encompassing sailing academy, ideal both for those who are just starting out on their sailing journey, as well as the more experienced sailor.&nbsp;
A Royal Yachting Association (RYA) certified training facility, the academy offers RYA courses, programs and qualifications, and is open to people of all ages and experience. Qualified instructors provide both practical and theoretical training, guiding participants from the fundamentals of sailing through to advanced skills, with the goal of developing confident and accomplished sailors. Classes are safe and enjoyable, and the facility even offers a two-month ladies-only course with a qualified female instructor.
Set across 16 hours, the course teaches students how to handle low-speed, close-quarters boating, man-overboard recovery and an introduction to driving at speed.
In addition, The Club boasts a range of further activities – both land and water-based – designed to maximise your membership.
&nbsp;
<h2>Nirvana Boat Club</h2>
Navigating prestige has never been so simple as at Nirvana Boat Club, one of the most esteemed sailing clubs in the region. Members can enjoy a host of exclusive benefits, including hassle-free booking through a dedicated mobile app, access to a fleet of more than 50 new boats for the upcoming season – among them a 16-metre houseboat – as well as a newly built marina, professional in-house captains, and tailored training sessions.
Upon joining, clients will undergo a two-day course before obtaining their boating license. A club orientation session follows, after which members are ready to set sail on the open sea aboard one of Nirvana’s state-of-the-art vessels, featuring renowned boating brands such as Rand, Boston Whaler, and Nimbus.
Patrons benefit from a range of extracurricular activities, such as night cruises, camping activities and marina stay-ins. Complimentary trips outside the city are also included, while watersports activities can be arranged with ease – all of which combine to make Nirvana Boat Club one of the most sophisticated options for those looking to try out their sea legs.
&nbsp;
<h2>Xclusive Boat Club - Al Bateen</h2>
Anchored at the Al Bateen Marina, Xclusive Boat Club is an ideal option for residents of Downtown Abu Dhabi.
Upon choosing from one of the club's membership options, guests are required to undergo rigorous RYA training at the in-house Xclusive Sea School, before an international boating license is awarded. For those who are new to the world of boating, there is a compulsory in-house familiarisation training session, designed to enhance awareness of safety procedures while out on the open water.
A well-maintained fleet of boats is available for those who complete the club’s training, but potential clients should take note that Xclusive operates a strict one booking per weekend policy, designed with transparency and fairness in mind. However, the club also limits membership, so it is highly unlikely that slots are regularly unavailable.
Furthermore, the Al Bateen society offers a range of superyacht rentals, sport fishing charters, yacht parties, sunset dinner cruises and private event hire.
&nbsp;
<h2>The Captain's Club - Emirates Palace Marina</h2>
Situated at one of the city’s most important and well-used marinas, The Captain’s Club at Emirates Palace Marina offers easy access to some of the coast's most breathtaking hidden inlets and islands.
With a variety of sophisticated boat options for hire – more than 200 across six separate categories – guests can choose whichever option best suits their needs. Boats designed for fishing, cruising and watersports make up just some of the options, while pontoons and speed boats are also available.
With reasonable joining fees, visitors can also take advantage of complimentary access at other Captain’s Club locations across a vast array of the region’s cities such as Dubai – just a short cruise along the coast – as well as Muscat, Manama, Doha and Jeddah among others. Patrons are welcome to bring guests along, while night cruises and in-house captains are also a key feature.
Guests derive further benefit from watersports equipment, available on request, as well as shower facilities upon return to dry land.&nbsp;
&nbsp;
<h2>The Captain’s Club - Yas Marina</h2>
A sister club of the aforementioned Emirates Palace Marina, The Captain’s Club Yas Marina is perched next to Yas Marina Circuit, home of the world-famous Formula One race.
Yas Marina also functions as a hotspot for watersports, ideal for those who wish to combine a boat or yacht trip with some action on the water. Wakeboarding, waterskiing, and wakesurfing are all available, while guests can also indulge in a spot of island hopping aboard one of the club’s sophisticated vessels.
The Pearl Membership offers all-day access during the week, in addition to limited weekend access, plus three rolling bookings and 60 freezing days – ideal for those who travel regularly. The Gold Membership presents full weekday and weekend access across all of the club’s yacht options. Subscribers can take advantage of early departures – yachts can be booked from as early as 4 am – while a drop-off service to any of the UAE’s coastal marinas can also be arranged.
Upon returning to shore, members can immerse themselves in Yas Island’s world-renowned nightlife, where an array of upscale restaurants and five-star hotels are not to be missed.
&nbsp;

<h2>Saadiyat Island</h2>
An area rich in culture, Saadiyat Island is home to some of the city’s most sophisticated museums, such as the Guggenheim and Louvre Abu Dhabi – ideal for those who have a keen interest in history. The <a href="https://abudhabi-sothebysrealty.ae/en/the-journal/the-abrahamic-family-house" rel="noopener">Abrahamic Family House</a> – also located in the Cultural District – is a multi-faith facility which highlights the government’s commitment to religious tolerance. The island also features the Saadiyat Beach Golf Club, a world-class links course where you are more likely to run into one of the mountain gazelles that inhabit the course than you are to finish anywhere near level par.
Saadiyat offers some of the city’s most exquisite residential developments; chief among them is arguably the top-class Four Seasons Residences at Saadiyat Island. The development has been meticulously crafted with the nature of the island in mind and stands as a place where beauty, luxury and culture combine. This outstanding island is also home to the Hidd Al Saadiyat neighbourhood, a charming enclave showcasing a range of beachfront villas.
&nbsp;
<h2>Al Maryah Island</h2>
Al Maryah Island is for retail and leisure what Saadiyat Island is for culture. Set across roughly 280 acres, the neighbourhood hosts The Galleria, a world-class retail, dining and entertainment facility home to some of the world’s most esteemed retail brands, five-star hotels and high-end restaurants.&nbsp;
Al Maryah is also home to some of the city’s most exclusive residential developments. <a href="https://abudhabi-sothebysrealty.ae/en/project/four-seasons-private-residences-abu-dhabi" rel="noopener">Four Seasons Private Residences at Maryah Island</a> offers an extraordinary waterfront lifestyle in the heart of the city. Set across 34 floors, the development showcases 124 private residences, each carefully curated with exquisite fabrics and bespoke finishes using some of the world’s finest materials. Sweeping city views are an added highlight of these breathtaking homes, which help position Al Maryah Island as one of the city’s most sought-after residential destinations.
&nbsp;
<h2>Al Raha</h2>
For those who enjoy a slightly slower pace of life, Al Raha Beach represents an outstanding choice. The neighbourhood is sandwiched between Al Raha Creek and Sheikh Zayed bin Sultan Street (E10) and, as such, offers exceptional connectivity to the wider city, as well as Dubai, just an hour away.
The district is home to Brabus Island and Al Muneera Island, both of which house some of the most refined beachfront residences in the area. However, what really sets Al Raha apart from its competitors is its proximity to the world-class entertainment district of Yas Island, just across the creek, which functions as the city’s playground. Home to iconic sporting events such as Formula One and UFC, the area also offers a number of outstanding theme parks, such as Ferrari World, ideal for those with families.
&nbsp;
<h2>Abu Dhabi Corniche</h2>
The historic centre of Abu Dhabi, the Corniche is an exclusive neighbourhood home to arguably the city’s most iconic beach. With a range of lifestyle amenities, the area boasts an abundance of five-star hotels such as The St. Regis Abu Dhabi, where residents can take advantage of outstanding dining options like Villa Toscana. Just across the inlet sits Abu Dhabi Marina, offering further first-class lifestyle offerings such as the Rixos Marina Abu Dhabi hotel and Marina Mall Abu Dhabi, where countless retail and entertainment options can be found.
Erth Restaurant at Al Hosn is one of the area’s most exceptional restaurants, boasting one Michelin star, while Talea by Antonio Guida offers comparative prestige. The Corniche boasts close proximity to further attractions such as the iconic Qasr Al Hosn, the former palace and fort around which the city was built, which infuses a unique blend of heritage into contemporary Abu Dhabi.
In addition, the area is replete with sea-facing high-rise apartments, and with easy access to a range of added lifestyle amenities such as parks, cafes, jogging trails and watersports, it’s no surprise that this area of the city is considered one of the best places for expats to live in Abu Dhabi.
&nbsp;
<h2>Al Bateen</h2>
Just around the corner from Abu Dhabi Corniche (and technically incorporating large sections of it) sits Al Bateen, a long-established residential area on the western side of the city.&nbsp;
The neighbourhood is home to open expanses of coastline, featuring some of the city’s most renowned hotels such as Grand Hyatt Abu Dhabi, Intercontinental Abu Dhabi and Khalidiya Palace. Considering its position in the centre of the city, Al Bateen also features excellent road links, making it one of the most easily accessible areas of Abu Dhabi, ideal for those with busy lifestyles. An abundance of first-class restaurants, cultural attractions like Al Bateen Palace and the nearby Abu Dhabi City Golf Club further position this district as one of the best places in Abu Dhabi for expats.
&nbsp;
<h2>Al Reem Island</h2>
Ideally situated to take advantage of the best the city has to offer, Al Reem offers exceptional connectivity to the wider city thanks to its multiple bridges. World-class shopping at Al Maryah Island just next door is a big attraction, while the neighbourhood also boasts a touch more tranquillity than its well-known neighbour.
That isn’t to say nothing is happening on Al Reem Island. The area presents its own retail and entertainment offerings at Al Reem Mall, while also boasting a range of parks, restaurants and cafes, ideal for those with young families.
Moreover, Al Reem Island has seen steady growth in property value recently, offering good investment potential.
&nbsp;
Abu Dhabi remains one of the world’s most sought-after destinations for the ultra-high-net-worth community. With exceptional neighbourhoods ranging from pristine beachfronts to vibrant cultural and retail districts, the city offers an unparalleled lifestyle to suit every aspiration. As the capital of the UAE and a global hub of culture, commerce, and innovation, Abu Dhabi continues to set the standard for modern luxury living.
