The Evolution of Golf Estate Living in Abu Dhabi

Over the last decade, the residential model around golf courses in Abu Dhabi has changed considerably. Golf is no longer associated principally with detached homes beside a club; it now forms part of family masterplans, apartment developments and professionally managed residences.

That progression can be traced across several generations of development. Yas Acres placed a nine-hole course and members’ country club at the heart of its 2016 masterplan. Yas Golf Collection later extended golf-side ownership to 1,062 apartments and duplexes, while Waldorf Astoria Residences Yas added a managed hospitality model in 2025. Hudayriyat Golf Estates now carries the idea into a new estate ranging from 204-square-metre townhouses to 1,150-square-metre golf mansions.

The fairway remains part of the appeal, but the more revealing change lies in what has been built around it. Abu Dhabi’s golf residences have broadened in scale, ownership format and use, creating several distinct ways of living beside the course.

The Club-Adjacent Model

Golf Gardens provides a useful starting point. The community borders Abu Dhabi Golf Club, with villas and townhouses arranged around their own residential facilities. The club and neighbourhood are closely related, yet each has a separate function: the course provides the sporting institution, while the surrounding development operates as a conventional residential community.

This arrangement allows golf to contribute to the address without determining the entire plan. Residents can live close to an established club while the streets, houses and community facilities retain their own structure.

Later developments made the relationship more deliberate. Instead of placing homes beside an existing course, developers began using golf as one of the elements around which the residential plan itself was organised.

 

Golf at the Centre of the Plan

Yas Acres made that shift explicit when Aldar launched the AED 6 billion development in 2016. Its full-length nine-hole course and members’ country club were placed at the centre of the community. Royal Oak, one of the residential precincts, extended along both sides of the course and towards the northern shore, with larger villas planned around golf, park and sea outlooks.

The course therefore helped determine the arrangement of the development rather than simply occupying neighbouring land. Housing precincts, open space and community facilities were conceived as parts of the same plan.

The range of housing also widened. Yas Acres combined townhouses, duplexes and larger villas within one community, allowing the golf setting to serve different scales of family home. Golf-front living was no longer confined to one substantial detached-house type.

That model has proved durable. A decade after the original launch, Aldar announced The Orchids in June 2026 as a further extension of Yas Acres. Its 217 townhouses and villas will share access to the wider community and Yas Acres Golf & Country Club, continuing the relationship between family housing and an established course-led masterplan.

 

A Broader Brief for the Family Home

The houses themselves have changed as well. When The Magnolias was launched at Yas Acres in 2021, Aldar revised its floorplans in response to demand for more space to live, work and relax. Larger bedrooms were accompanied by studies, pantries, laundry rooms and additional storage, while selected front-line villas retained direct views across the course.

This represented more than another release within an existing development. The internal plan was being adjusted to accommodate a fuller range of activities at home. A dedicated study or more generous service space had become part of the residential brief alongside the garden and outlook.

Golf remained part of the setting, but the house itself was being planned around a broader range of family needs. The evolution of Yas Acres shows how a golf development can mature into a broader family community, with later homes responding to changes in how residents use their space.

 

Apartments Enter the Picture

A more pronounced shift arrived in 2022 with Yas Golf Collection. Instead of villas and townhouses, the development brought 1,062 apartments and duplexes to a site overlooking Yas Links and Abu Dhabi’s mangroves. Its gross floor area exceeds 127,000 square metres, with homes ranging from studios to three-bedroom apartments and two- and three-bedroom duplexes.

The change in housing type introduced a different form of ownership. Some studios and one-bedroom apartments were offered furnished, while parts of the development were planned for buyers interested in short-term leasing. Larger homes incorporated dedicated studies, carrying some of the changes already visible in later Yas Acres floorplans into an apartment setting.

The course consequently acquired a different role. In a villa community it can help structure roads, plots and gardens. At Yas Golf Collection it becomes principally part of the outlook and wider setting, while shared facilities and building management replace much of the responsibility attached to a detached house.

Golf-side ownership could now accommodate a smaller Abu Dhabi base, a furnished apartment or a duplex as readily as a family villa.

 

Hospitality Becomes Part of Ownership

The next change came in 2025 with Waldorf Astoria Residences Yas. The 133 furnished apartments, duplexes and penthouses overlook Yas Links, but their distinction lies as much in their management as in their position. The residential offer includes a 24-hour concierge, spa and wellness facilities and a residents’ lounge.

This introduced hospitality more directly into Abu Dhabi’s golf-residence model. An owner could retain the outlook and proximity associated with Yas Links while moving into a format in which furnishing, shared facilities and professional services were incorporated from the outset.

Sales provide some indication of demand for that format. All 133 homes sold on launch day in May 2025, generating AED 850 million. Expatriate residents and international buyers accounted for 76 per cent of sales.

The figures are notable because the development was not simply selling another view of an established course. It paired that setting with a different way of owning and managing a home.

 

Hudayriyat at Estate Scale

Hudayriyat Golf Estates returns to houses, but on a much broader scale. Launched in 2026, the gated community is planned around a 95-hectare golf course, with fairways and water channels running through the residential setting. A 2.3-kilometre green spine will link the clubhouse with a school, wellness and fitness facilities, shops, leisure spaces and co-working areas.

Housing ranges from three-bedroom townhouses of 204 square metres through Golf Homes, Range Villas and Fairway Villas to six-bedroom golf mansions measuring 1,150 square metres. Handover is scheduled for August 2030.

The breadth of the range is the important point. Hudayriyat does not treat golf property as a single housing category. Different scales of home sit within the same course-led structure, while education, work, recreation and neighbourhood facilities form part of the wider plan.

In that respect, it draws together several developments seen over the previous decade. The course helps organise the community, as at Yas Acres, but the residential offer has become much broader in scale. Golf remains central without requiring every household to use the estate in the same way.

 

A Residential Type Still Evolving

Abu Dhabi’s golf property has developed through several distinct stages. The progression is less about changes to the game than changes to the home around it. Golf can sit beside a neighbourhood, organise its plan, provide the setting for an apartment building or accompany a professionally managed residence.

What began as a relationship between homes and an established club has therefore become a much broader residential type. The course remains a constant, but the homes built around it have become considerably more varied in scale, management and use.
